Similar homes that closed nearby in the last 3β6 months β adjusted for size, age, lot, condition and upgrades.
Homes on the market right now. Buyers compare yours to these, so your price has to make sense next to them.
What didn't sell (usually overpriced) and what just went under contract (where the market is heading).
Condition, updates, layout, view, acreage, outbuildings, water and septic β the things a database can't see.
Automated estimates work best in big subdivisions full of look-alike houses. Texoma is full of homes that don't fit that mold:
An algorithm can't tell a Corps-line lot with a permitted dock from a house three streets back. That difference can be huge.
