Lake Texoma Lifestyle Guide
Sunsets over the water, striper on the line, and small towns where people still wave. Here is the honest local guide to life on Lake Texoma — the fun, the upkeep, and where to live on both the Texas and Oklahoma sides.

Quick answer: Living on Lake Texoma means big water (about 89,000 surface acres on the Texas–Oklahoma border), year-round boating and some of the best striped bass fishing in the country, and a laid-back small-town pace about an hour or so north of Dallas. It also means Army Corps of Engineers shoreline rules, dock permits, storm season, and a little more maintenance than a house in town. Know both sides and you will love it.

Lake Texoma was formed when Denison Dam was finished in 1944, and today it is one of the largest reservoirs in the region, drawing millions of visitors a year. For people who live here, the lake is the backyard. Weekends revolve around the water from spring through fall, and the quiet off-season is when locals get the lake to themselves.
Texoma is famous for its striped bass — one of the few lakes where they reproduce naturally. Hire a guide for your first trip, then learn the spots yourself.
Wide-open water for cruising, skiing, wakeboarding, and sailing. Wind can pick up fast on the main lake, so learn the coves.

Owning at the lake is the dream for a lot of our clients — and it goes best when you know the ground rules before you buy. These are the things we walk every lake buyer through.
The U.S. Army Corps of Engineers. Almost all private lots stop at a government boundary line, and the land between that line and the water is public. "Lakefront" here usually means your lot borders Corps land, not the water itself.
Private docks need a Corps permit, and new permits have been limited in some areas. Existing permitted docks can usually be transferred to a buyer. Read the dock permit moratorium explained and the Corps permitting process.
Not without approval. Mowing and vegetation changes on Corps land require a permit. Check with the Corps lake office before you touch anything past your line.
Yes. Drought can leave some coves shallow, and heavy rain can push the lake well above normal. Ask how the shoreline and dock look at both low and high water.
Get insurance quotes early — including flood, wind, and hail. If the home is in a FEMA flood zone and you have a mortgage, flood insurance is required.
Many are not. Expect septic systems and water from a rural water district, co-op, or well. Order a septic inspection and water test during your option or inspection period.
Plan for dock maintenance (floats, decking, cables, electrical), boat lift service, and winterizing. Budget a little each year so repairs don't surprise you.
Often, but check HOA rules, local ordinances, and taxes first. Read Short-Term Rentals on Lake Texoma.
For many DFW families, yes — close enough for weekends. Second-home financing and insurance differ from a primary home, so talk to a lender early. See Moving from McKinney or Frisco to Lake Texoma.
Check dock cables and floats, service the boat lift, clean gutters, and prep for storm season.
Watch lake levels, keep A/C serviced, check for wasp and spider nests on the dock, and stay ahead of mowing.
Pump the septic every few years, clean gutters again, and schedule boat winterizing.
Protect exposed pipes before ice storms, drain outdoor lines, and check the dock after high winds.
