Not every home advertised as "waterfront" or "with a dock" has a dock that's properly permitted through the U.S. Army Corps of Engineers, which manages the shoreline around Lake Texoma. An unpermitted or improperly transferred dock can become your problem, not the seller's, the moment you close. Building this contingency in gives you time to confirm permit status before you're locked into the deal.

What contingency matters most for rural land or acreage purchases?

A well, septic, and access contingency. If the property isn't on city water and sewer — common across the rural parts of Grayson, Bryan, and the surrounding counties — you want the right to verify well output, get a septic/perc evaluation, and confirm a legal recorded access easement before you're committed.
