Gateway Village, including The Reserve section, is a master-planned community in Denison where Highland Homes was building in early 2025. Other builders offer smaller infill and subdivision homes around town.

What is new construction like in Pottsboro, TX?

Pottsboro is where many buyers look when the lake is the priority. Marinas, campgrounds, and trails are minutes away, and Sherman and Denison are an easy drive for work and shopping. What are the steps to buying a new build?

  1. Get pre-approved. Know your budget before you visit models. Compare the builder's lender with an outside lender from our preferred lenders list.
  2. Bring your agent on the first visit. Many builders require your agent to be registered at your first visit for them to represent you.
  3. Research the builder. Tour models, drive finished neighborhoods, read reviews, and ask about timelines and materials.
  4. Read the contract and warranty. Builder contracts are different from resale contracts. Know what's covered and for how long.
  5. Get an independent inspection. Yes, even on a new home. Ideally inspect before drywall and again before closing.
  6. Plan for delays. Weather and supply issues can push completion dates. Keep your move flexible.
  7. Do a careful final walkthrough. Make a punch list and confirm how warranty requests are handled after closing.
