A 1915 downtown Durant building we bought, remodeled and sold
We closed the sale of 107 N 3rd Ave in Downtown Durant, Oklahoma on June 30, 2025. It is a 2,726-square-foot brick commercial building from 1915. We bought it in 2020 (read the purchase story), remodeled it, and this time we were on the seller's side of the table. We designed it as an efficient brokerage office building with a caterer’s kitchen.

About the property
Here is what public record and our own project photos show:
- One-story brick commercial building on a 25 x 110 ft downtown lot
- 2,726 square feet, built in 1915, flat built-up roof
- Walkable Downtown Durant location, in the heart of Bryan County
- Designed as an efficient brokerage office building: open work area, conference rooms and a caterer’s kitchen
- Remodeled with new lighting, flooring, windows and doors

The finished building
These are the photos of the building after the remodel: the storefront, the open office, the conference rooms, the kitchen and the restrooms.

How we remodeled it
Over the months after we bought it, we took the interior down to the studs, kept the original brick and stone where it made sense and rebuilt it as a bright, efficient brokerage office. Here is the project in photos:

Plans and design
The layout was drawn up in SketchUp before construction started, so the work area, meeting space, kitchen and restrooms fit the building efficiently. Here are the floor plan rendering and design views.

How we got it sold
- Owned it start to finish, from the 2020 purchase through the remodel to the 2025 closing
- Remodeled space that showed as finished, move-in-ready office space
- Local know-how on Downtown Durant commercial property
- Hands-on through closing, keeping the deal on track with the title company
