Where Are the Chickasaw and Choctaw Nations? A Texoma Homebuyer's Guide to Tribal Boundaries

Quick answer: the Chickasaw Nation covers south-central Oklahoma, about 7,648 square miles across all or part of 13 counties, including Marshall, Carter, Johnston, Love, Bryan and Coal (Chickasaw Nation). The Choctaw Nation covers southeastern Oklahoma, including all of Atoka, Choctaw and Pushmataha counties and most of Bryan and Coal (reservation counties). The two nations meet right here in Texoma, in Bryan and Coal counties. Where a home sits can decide which tribal housing programs you can use, so it's worth knowing before you shop.

Buyers ask me some version of this every week: "Is this house in the Chickasaw Nation or the Choctaw Nation, and does it matter?" Where is the Chickasaw Nation?

The Chickasaw Nation stretches from the Red River north to just south of Oklahoma City. Its 13 counties are Grady, McClain, Garvin, Pontotoc, Stephens, Carter, Murray, Johnston, Jefferson, Love, Marshall, Bryan and Coal (Chickasaw Nation). The Nation's government offices are in Ada, and its historic capitol is in Tishomingo.

Where is the Choctaw Nation?

The Choctaw Nation covers southeastern Oklahoma from Durant east to the Arkansas line. It includes all of Atoka, Choctaw, Haskell, Latimer, Le Flore, McCurtain, Pittsburg and Pushmataha counties, most of Bryan and Coal, half of Hughes, and small parts of Johnston and Pontotoc (reservation counties). Its headquarters is in Durant (Choctaw Nation).

Why tribal boundaries matter when you buy a home

For most buyers, the boundary line won't change how you shop or close. But for Native buyers, it can change which help you qualify for. Here's what to know.

1. Some programs only pay for homes inside the reservation

Several tribal housing programs require the home to be inside that tribe's reservation or service area. The Chickasaw Homeowners Program and Choctaw's LEAP lease-to-own homes are inside their nations, and Cherokee, Muscogee (Creek) and Seminole down payment help only covers homes inside their reservations. 2. Other programs follow you, not the house

Some help depends on your citizenship, not the address. The Chickasaw down payment grant (up to $5,000) serves citizens living anywhere, including Texas, and Choctaw Home Finance's CHAP loan can lend outside Oklahoma (Chickasaw Nation) (Choctaw Nation). So a Chickasaw citizen buying in Durant, inside the Choctaw Nation, can still use the Chickasaw grant.

3. The Section 184 loan works everywhere in Oklahoma

The HUD Section 184 home loan, with 2.25% down and no monthly mortgage insurance, is approved in every Oklahoma county, plus Grayson, Fannin and Collin counties in Texas (HUD) (HUD approved areas). Members of any federally recognized tribe can use it on either side of the Chickasaw-Choctaw line. Read the full Section 184 guide.

4. Border towns need a closer look

Bryan and Coal counties are split between the two nations, so a few miles can make a difference. Use our interactive tribal boundaries map to check any address, then confirm with the tribe before you count on a location-based program.

5. The reservations are official

After the U.S. Supreme Court's 2020 McGirt v. Oklahoma decision, Google Maps added the reservation boundaries of the Chickasaw, Choctaw, Cherokee, Muscogee (Creek) and Seminole nations, plus the Osage Nation (KGOU). Search any address and you'll see the lines.

Frequently asked questions

Is Durant in the Chickasaw Nation or the Choctaw Nation?
Durant is in the Choctaw Nation, which has its headquarters there (Choctaw Nation). Bryan County is shared by both nations, so check towns west of Durant on the map.
Is Ardmore in the Chickasaw Nation?
Yes. Ardmore is in Carter County, which is inside the Chickasaw Nation (Chickasaw Nation).
Which counties are in both the Chickasaw and Choctaw nations?
Bryan and Coal counties are shared. Johnston and Pontotoc counties are also mostly Chickasaw with small Choctaw portions (reservation counties).
Do I have to live inside my tribe's reservation to get homebuyer help?

Can non-Native buyers purchase a home inside a reservation?
Yes. Most homes inside Oklahoma's reservations are ordinary privately owned property that anyone can buy. Homes on tribal trust or restricted land are different and need extra title steps.
Can I use a Section 184 loan in both nations?
Yes. Section 184 is approved in every Oklahoma county, so it works anywhere in the Chickasaw or Choctaw nations (HUD approved areas).
