The short version: Texas has no state income tax but generally higher property taxes, while Oklahoma has a state income tax but often lower property taxes and, in many cases, lower home prices for a comparable property - so the "cheaper" answer depends heavily on your income and how you shop.

  • Utilities run fairly comparably between the two, though rural properties on either side may pay more for well/septic maintenance versus in-town water and sewer.
  • Homeowners insurance near the lake should always be checked for flood-zone status separately from a standard policy - waterfront and near-water parcels on both sides can require flood coverage add-ons.
  • Groceries and everyday retail are similar in cost, though Durant's larger retail base (driven partly by Choctaw Casino & Resort tourism) gives it slightly more day-to-day shopping variety than Denison currently offers.
